When the foundation is raised back to its near-level line, most cracks close naturally. Any remaining hairline openings are cosmetic and are finished with appropriate filler or grout for a clean, uniform appearance.

Crack Repair

Foundation Repair
Permanent foundation repair is achieved by raising the structure to its near-level line, as construction conditions allow. We use Bell Bottom Piers, cast-in-place concrete with an under-reamed “bell” because they provide a truly permanent solution in our practice.
For Pier & Beam homes, we support the structure with solid concrete blocks and steel shims, re-shimming and reinforcing to restore floors and alignment.

Bell Bottom Pier
Bell-Bottom Concrete Pier (Our Method). We drill an ~8″ shaft down to stable clay/rock (≈6–12 ft), under-ream the base to form the bell, set a steel rebar cage, and pour high-strength concrete. The flared footing spreads the load and resists uplift. Written warranty provided on qualifying repairs.

French Drains
We install a clean, noninvasive French drain to move water away from your foundation. A fabric-wrapped perforated pipe sits on washed gravel, tied into downspouts or a safe discharge point, then the lawn is restored so it looks like we were never there. The result: drier soil, reduced movement, and a longer-lasting foundation.
